Mazunte: A Guide to Lifestyle, Real Estate, and Opportunities in this Laid-Back Eco Village
Mazunte is a small wellness and eco-tourism village on the Oaxaca coast, about 5 km west of Zipolite. Demand to buy there is strong, but little property comes to market, and land title needs careful checking. This guide covers what to know before buying in Mazunte, and the ocean-view homes and land we offer a few minutes away.
Mazunte is known for its turtle conservation center, its yoga and retreat scene, and its protected coastline. It attracts long-stay travelers and wellness tourists year-round. It's also one of Mexico's designated Pueblos Mágicos, which brings steady domestic tourism. All this keeps rental demand healthy while new building stays limited.
Why do buyers want Mazunte?
What's it like to live in Mazunte?
Mazunte is a small village of thatched-roof and adobe buildings set between beaches on either side of Punta Cometa. Life revolves around the ocean, wellness and nature: yoga in the morning, a swim at midday, and sunset from the headland.
Walkability and daily life
You can walk from one end of Mazunte to the other in about 30 minutes, though the midday heat makes cheap taxis tempting. Most homes, cafés and guesthouses sit along the main street, Calle Rinconcito, or near Playa Rinconcito and Playa Mermejita. Practical notes for buyers: only some businesses take cards, ATMs are few and can run out of cash, and mobile and internet coverage can be patchy. If you plan to work remotely, check connectivity at any specific property.
Beaches and nature
Playa Mazunte: the main beach, lined with restaurants and beach bars.
Playa Rinconcito: a protected cove at the west end, with the calmest water for swimming.
Playa Mermejita: a long, wild beach for walks and sunsets. Currents are strong, so it isn't for swimming.
Punta Cometa: the southernmost point of Oaxaca, a roughly 20-minute walk to one of the coast's best sunset views.
Centro Mexicano de la Tortuga: Mexico's national turtle center, a former turtle slaughterhouse turned research and conservation center, with baby turtle releases.
Food, wellness and nightlife
Mazunte has one of the strongest healthy-food scenes on the coast, from vegan spots like El Armadillo to sea-view cafés like Terraza del Arquitecto and fish tacos and ceviche at La Negra. Wellness is a way of life here, with yoga studios, meditation retreats such as Hridaya Yoga, and temazcal ceremonies. Nightlife is quiet; for livelier evenings, Zipolite is about 15 minutes away.
Is there property for sale in Mazunte?
Yes, but supply is thin. Some land around Mazunte and the neighboring villages is communal (ejido) or held under informal titles. Only buy land with private title (escritura) or a completed conversion to private title. Before paying any deposit, have a notary check the title and the property's registration.

Mazunte Real Estate FAQ
Can foreigners buy property in Mazunte?
Yes, through a fideicomiso (bank trust) or a Mexican company, but only on land with private title. Ejido land can't be safely bought by foreigners until it has been converted. See the legal process of buying property in Oaxaca.
Is Mazunte a good place to invest?
Rental demand is strong and supply is scarce. The main risk is title, not demand, so the right lot with clean paperwork is worth a premium.
Mazunte or Zipolite?
Mazunte is smaller and quieter, with an eco and wellness focus. Zipolite has more inventory with clear private title, and it's 15 minutes away. See the best beach towns to invest in Oaxaca, or explore Zipolite, Puerto Ángel and Puerto Escondido.
